If you want to buy a home in Annville, Hershey or Lebanon County before the holidays, start with the day you want to be fully settled in. Work backward with your agent, lender and settlement company to build a realistic schedule.

Start with what “settled in” means

In the buyer conversation first shared in this article in September 2025, the buyer wanted to be settled by November 20. The useful question was: “When do you want to be fully settled in?”

Getting keys on that date would still leave the move, unpacking and household setup to do. A target move-in date should leave room for those tasks after possession.

Build your timeline backward

  1. Choose your settled-in date. Allow time for movers, utilities, cleaning, unpacking and any work you want finished before moving in.
  2. Confirm closing and possession. Coordinate a realistic closing date with your lender and settlement company, and confirm when the purchase agreement provides possession. Closing and moving day may be different.
  3. Plan the contract-to-closing period. Inspections, appraisal, loan approval and title work can affect timing. A 30-day closing is a planning example, not a promise; your transaction may need more time.
  4. Leave room for the home search. Finding a suitable home and reaching an agreement have no fixed duration. Decide which dates and preferences you can adjust if the search takes longer.

Allow time for final details

Check lender, settlement-office and moving-company schedules around holidays. For most mortgage-financed purchases, the Closing Disclosure must reach you at least three business days before closing. Use that time to review the terms and ask questions. The CFPB explains the disclosure timing and exceptions.

There is no universal October 20 cutoff. The right schedule depends on your financing, the property, the agreed contract terms and your moving plans. Confirm the timeline before relying on a holiday move.
