In a more balanced market, simply placing a home online may not create enough momentum. Coming Soon
The listing is introduced as Coming Soon, subject to applicable MLS rules. Buyers and agents can discover the property and begin planning for its launch.
Launch + Open House
The listing goes active and the Saturday open house is planned as the first opportunity for buyers to tour it in person. This concentrates early interest into a visible launch event.
Offers + strategy
We monitor activity, communicate with interested parties and help the seller evaluate any offers. If circumstances change, we pivot quickly and relaunch the marketing plan.
Prepare the property
We begin with a walkthrough and a practical preparation plan. That may include repairs, decluttering, staging guidance, curb-appeal improvements and a schedule tailored to the home and the seller’s priorities.

Position the home

8261 Elizabethtown Road
Past clients were ready to move back to the Palmyra area. More than 35 groups attended Launch Weekend, producing two offers and an accepted contract in under 12 hours. The home closed $3,100 above the asking price.

1331 East Walnut Street
After the first buyers could not proceed because of financing restrictions, we returned the home to market and quickly generated two more offers. Stephanie Sechman represented the sellers. The home closed at $295,000, or $10,100 above the $284,900 list price, on August 31, 2026.
