Compare the full cost of each option
- Buying: Budget for the down payment, closing costs, inspections and moving expenses. Your ongoing budget should include mortgage principal and interest, property taxes, homeowners insurance, any mortgage insurance or association fees, utilities, maintenance and repairs.
- Renting: Compare rent, required deposits, application or other fees, renters insurance, utilities and moving costs. Read the lease for renewal terms, rent changes, maintenance responsibilities and the cost of leaving early.
With a standard fixed-rate mortgage, the scheduled principal-and-interest payment generally stays the same. Your total housing cost can still change as taxes, insurance, association fees or repairs change. The CFPB explains the difference between principal and interest and the total mortgage payment.
Consider your time horizon and flexibility
Buying may fit when you expect to stay, can comfortably cover the full costs and want the responsibilities of ownership. Renting may fit when a job, household need or location could change, or when buying would leave too little savings for emergencies.
There is no universal two- or three-year break-even point. Purchase and resale costs, financing, repairs, local rents and future home values all affect the comparison. The CFPB’s homebuying considerations explain why the costs of buying and selling matter when you may move again.
Understand equity and risk
Paying down mortgage principal can build equity. Home values can also rise or fall, and selling costs affect what you keep. Appreciation is not guaranteed, and a countywide market change does not predict the return on a particular home.
Rent pays for housing and flexibility without creating ownership equity in the property. Compare what each choice leaves available for savings and other priorities. Do not count on tax savings without checking how they apply to your situation.
Use current local numbers and loan options
Compare actual rentals and homes that meet your needs in Annville, Palmyra or Hershey. Use current lender quotes, property-specific taxes, insurance estimates and condition information. Try a shorter stay or higher repair costs to see whether buying would still be comfortable.
Down-payment requirements and assistance vary by loan program and eligibility. PHFA offers mortgage programs and possible purchase assistance for qualified Pennsylvania borrowers. Ask a participating lender about current requirements, total costs and any assistance repayment terms.
